Who can rent deed-restricted achievable units?
Middle-class workforce who work on the north shore of Lake Tahoe. Regulated by the TRPA. At least one family member must work at least 30 hours per week in the Tahoe Basin for a locally-based company. Employees of national and international companies do not qualify. Children must attend Tahoe schools. Retirees must have lived in the Tahoe basin for at least 7 years.
How much will rent cost?
The rent will be set at a price affordable for the local middle-class workforce.
When will construction begin?
Construction is planned for May 2024.
Is there public transportation nearby?
Yes, there is a TART station 850 feet away at the 7-11 store.
Is there a bike path nearby?
Yes. The Tahoe City Lakeside Bike Path runs adjacent to the property and goes from Dollar Point to Tahoe City.
How many units and how many parking spaces?
24 units and 33 underground parking spaces.
How many ADA units?
1 ADA unit accessible by elevator from underground parking garage.
Will this project affect traffic?
No negative impact; no extra traffic lights or round-a-bouts. Traffic will decrease because workers will have a shorter commute to work. Also, the adjacent bike path and bus station makes it easy to commute without a car.
What about snow removal?
Hydronic heating on driveways and paths throughout the project will melt away snow. Gables prevent snow slides onto the entrances of the buildings. Underground parking means no more shoveling snow off your car before going to work.
Is there storage for sports equipment?
Each unit will have a secure storage area in the underground parking lot.
How are you protecting the environment?
Temporary and Permanent BMPs. Stormwater infiltration systems. Revegetation plan designed by a registered forester. Tenants living closer to their place of employment will cut auto emissions. The California Tahoe Conservancy's beautiful wooded property next door will not be developed.
What sustainable measures will be made to accommodate energy efficiency?
High-efficiency windows and appliances. Solar panels. Garage will be wired for electric vehicles.
Are pets allowed?
No. Service animals only, please.
How will my input be gathered and utilized from this meeting?
At least two community outreach meetings will be held. We will meet with the California Tahoe Conservancy and make recommended improvements. Additional community meetings will be held if desired by the community stakeholders. Look for updates on this website.
